1) I want a letting agent with access to good tenants who can move in quickly for early occupation.
2) I want a letting agent that can offer me a tailor made hassle free letting package
3) I want a letting agent that will offer me a special rate as a new landlord
4) I want a letting agent that can offer me competitive, options on insurance and maintenance services
5) I want a letting agent that will do all this on a No Let, No Fee basis
6) Above all I want a letting agent that can deliver, not just make empty promises!
In the current market, I'm not surprised people are looking to cut corners where possible to get more bang for their buck!
Many people are being swayed by the lower cost estate agencies. But beware, you get what you pay for!
Big estate agent chains have more offices, bigger marketing networks and perhaps a higher board count than a small independent estate agent. However when dealing big a faceless estate agency it is frustrating to speak to someone with no knowledge of your files other than what they can see on a a computer screen.
A small independent agent should be able to provide you a more personal, yet professional service.
With low fees charged by cheaper independent estate agents you may have to consider if, how and what corners are being cut.
The estate agency market worth £6.7bn (2007) is facing a shake-up after The Office of Fair Trading release a satisfaction survey into UK homebuyers experiences at lunchtime today. It is thought the report will call for tougher regulation to eliminate a minority of rogue estate agents, indicating that the current legislation might not go far enough.
3 months ago, the OFT found that 76% of estate agents visited by trading standards officers complied with regulations in the industry.
However, the Property Ombudsman found that sales complaints had dropped away in 2009. This is hard to evaluate as the slump in recent property activity has lead to fewer propery transactions.
